This mixed-use development is a 20-story high-rise double tower structure that shares a common podium. The facility will be in the South Gulch area on Division Street, in a highly visible area of the southern interstate 40 loop of downtown Nashville. There are three levels of below-grade parking and three levels of above-grade screen parking, with a 4th level amenity deck common to the entire mixed-use building. There is one level of Class A speculative office with the residential towers above. The residential towers will have a combined 345 residential units, with a mix of studio, one, two, and three-bedroom suites. Atop the West Tower, a community pool with sun deck will face North to the currently unobstructed views of the downtown skyline.  

This facility will be seeking LEED Silver certification for bonus height waivers and will utilize high-end mechanical system technologies to obtain premium energy cost savings. The mechanical system will be served by a Cooling Tower plant on the roof with high-efficiency vertical water-source heat pumps serving the residential units. For the Class A office space, self-contained water-cooled units (SWUD) will be installed to provide traditional overhead medium pressure VAV systems for the office. The mechanical penthouse will house a central high-efficiency gas-fired water heating system to distribute to all residential units and recirculated to maintain 110°F delivery. This site will have NES pad-mounted transformers and bus duct distribution up through the towers to common electrical rooms for individual unit metering. A life safety diesel-fired generator will be located outside on a pad.
